Legal Descriptions and Exhibits

EEC's Survey Department has prepared hundreds of legal descriptions. These descriptions range from leases for telecommunication sites to strip easements for public utilities. EEC is well versed in the nuances of legal description preparation, so there is no ambiguity which could cause confusion in the future. In addition, EEC follows the rules of the State Board of Technical Registration Standards for all new legal descriptions.

Project Experience:

Tucson Airport Authority Restricted Property, Tucson, Arizona

EEC provided legal descriptions of six "Restricted Airport Property" parcels to TAA. These parcels had previously been described by various lease agreements with allowances for airport restriction, railroads, and roads. Through extensive legal research and field work, EEC was able to provide TAA with new concise legal descriptions and drawings that reflected the true locations of the parcels.

Pantano Wash Bank Protection, Tucson, Arizona

EEC prepared legal descriptions and exhibits for easements to allow for construction access to five abutting private parcels during the final design of 0.5 miles of soil cement bank protection for the Pantano Wash north of Broadway Boulevard.

Tucson Electric Power Company, Tucson, Arizona

EEC was contracted by TEP to provide various legal description and easement work for Qwest. Several projects involved interpreting and field staking existing easements to facilitate construction of new equipment. In other work, EEC field located existing Qwest equipment and compared this location to the recorded easements. New easements were created to encompass the correct location where it was found that the equipment was not within the existing easement. EEC also wrote easements and field staked the location of new power transmission lines, as dictated by Qwest.

Orange Grove and La Cholla, Tucson, Arizona

EEC provided water main, sanitary sewer, and access control easements for the Friendship Village Subdivision.

Town of Oro Valley Annexation Maps, Tucson, Arizona

EEC prepared new annexation maps for the expansion of the Town boundaries. This 650 acre project required close coordination by EEC with several city and county agencies. This complex map and legal description were prepared well within the allotted timeframe.
